How to Choose Commercial Furniture That Actually Lasts

Furnishing a commercial space — whether it's a hotel lobby, a restaurant, an office or a serviced apartment — involves a different set of decisions to buying for a home. The stakes are higher, the volumes are larger, and the consequences of getting it wrong are felt every day.

Commercial Furniture Is Not the Same as Residential

Residential furniture is designed for intermittent, relatively gentle use by a small number of people. Commercial furniture needs to withstand far higher levels of use — sometimes twelve or more hours a day, seven days a week. This affects frame construction, joint quality, fabric specification, foam density, finish durability and fire compliance.

What CRIB 5 Means and Why It Matters

If you're furnishing any space that falls under the Regulatory Reform (Fire Safety) Order 2005 — which includes hotels, offices, restaurants, bars, care homes, HMOs and most other commercial or public buildings — your upholstered furniture must meet CRIB 5 fire safety standards. Always ask for certification documentation and check it before installation.

Key Considerations When Specifying

Frame construction: Look for hardwood or quality steel frames. MDF or particleboard frames will not withstand the repeated stress of commercial use.

Fabric specification: For heavy commercial use (hotel lobbies, restaurant seating), look for a minimum of 100,000 rubs. For lighter commercial use, 50,000 rubs may be sufficient.

Foam density: For commercial seating, look for seat foam with a density of at least 40kg/m³.

Lead times: Made-to-order commercial furniture typically takes five to eight weeks. In-stock pieces can be dispatched in days.

Style Doesn't Have to Be Sacrificed

The best commercial furniture suppliers offer pieces that are fully compliant, built for durability and genuinely well-designed. Bouclé accent chairs in CRIB 5 certified fabric. Upholstered dining chairs with powder-coated steel frames and deep cushioning. Sofas that look at home in a boutique hotel lobby.
